A property is one building or address you own. A unit is each part of it you rent out separately, to a separate tenant under a separate agreement. Plans are sized by units, because a six-room PG is far more work than a single flat even though both are one property.

Every new workspace gets the Portfolio plan free for 30 days, with no card needed. When it ends you choose a plan, or carry on with Free. Nothing you entered is lost either way.
Yes, with no time limit and no card needed. It includes the tenant portal, rent ledger, receipts and service requests for one property with up to two units.
No. Tenant logins are always free and don't count toward your plan. Only the units you let out count.
Nothing is deleted. Your records stay as they are and you can still view and export them. You just can't add more than your plan allows.
Yes, 18% GST is added to paid plans and shown on your invoice.
On Portfolio and Business you can give your accountant a read-only login to the ledger and tax summary, so filing season needs no spreadsheets.
